What is a BTO renovation package?

A renovation package bundles a defined list of works and materials around a headline price. The advantage is clarity; the trade-off is that it is less open-ended than a fully bespoke renovation quotation. The useful question is not simply “how much?” but “exactly what does this package cover?”

How Project Direct's package is structured

Project Direct does not present Japandi, Muji Inspired, Modern Coastal and Modern Dark Contemporary as four different package tiers. They are four design choices within the same BTO Move-In Package.

Four pre-designed sets

• Japandi — natural, minimal and harmonious.
• Muji Inspired — calm spaces and a restrained everyday palette.
• Modern Coastal — breezy, calm and refined.
• Modern Dark Contemporary — deeper tones with a clean contemporary profile.

The official Project Direct design boards should be viewed as the intended design direction. They do not override the written schedule of works.

Core current package items

The package includes 10ft top + 10ft bottom kitchen cabinetry in solid plywood with laminate finish, a 10ft sintered-stone countertop and backsplash, a 6ft TV console and TV feature wall, designed false-ceiling / lightbox works, and 11ft total casement wardrobe storage configured as either one 11ft unit or one 6ft plus one 5ft unit. It also includes whole-house paintworks, selected lighting / socket works, stated installation labour, project management, site supervision and a 5-year workmanship warranty. Main exclusions

The principal exclusions are appliances, sanitary wares, furniture, décor and lighting fixtures. This is why it is important to distinguish a supplied item from installation or provision for that item.

How to compare one BTO package with another

1. Compare carpentry dimensions, not just “kitchen included”.
2. Check countertop material and length.
3. Check whether lighting refers to points, fixtures, or both.
4. Check whether sanitary ware is supplied or only installed.
5. Read exclusions before comparing headline prices.
6. Check that HDB renovation works are carried out by an appropriately listed contractor.
