A focused package is different from a whole-home resale renovation

Whole-home resale renovation budgets often include hacking, flooring, carpentry, electrical, painting and multiple rooms. A kitchen-and-bathroom package is narrower. That is why comparing its headline price with a full-home resale median can be misleading.

Why the S$20,000 Project Direct price does not change with flat size

The package is defined by the areas being renovated — one kitchen and two toilets — rather than by the total size of the HDB flat. A 3-room, 4-room or 5-room flat therefore carries the same S$20,000 headline package price, subject to the written package scope and site conditions.

What the S$20,000 package includes

For the two toilets, the package includes hacking and replacement of floor and wall tiles, waterproofing membrane, replacement materials and tiles, new cold-water stainless-steel pipes, new aluminium slide and swing doors, labour to install sanitary wares and accessories, and new electrical points for heaters. For the kitchen, it includes tile hacking and replacement, waterproofing, replacement materials and tiles, new cold-water stainless-steel pipes, dismantling and disposal of existing cabinets, 10ft top + 10ft bottom plywood cabinetry with laminate finish, a 10ft sintered-stone countertop, stated installation labour and new electrical points for hood, hob and one double socket.

What is not included

The service yard is outside the package. Main exclusions also include appliances, sanitary wares, furniture, décor and lighting fixtures unless separately added to the quotation. Where the package states labour to install an item, that does not mean the item itself is supplied.

Why bathrooms and kitchens deserve careful scoping

These are service-heavy areas. Existing finishes, waterproofing requirements, plumbing routes, electrical needs and site conditions can affect what is appropriate. Do not assume that a photograph of a completed bathroom or kitchen proves that every visible item is included in a package.

HDB approval still matters

HDB says homeowners should engage contractors listed in its Directory of Renovation Contractors. It also states that certain renovation work requires a permit, and all demolition or hacking of walls requires prior written approval. Electrical work should be carried out through the appropriate licensed electrical worker arrangements.
